Surrounded with breathtaking countryside views in the heart of Norfolk, a perfect holiday home for friends and family to enjoy a one-of-a kind get away together to make everlasting memories. You’ll be drawn to the beautiful five acres of countryside surrounding the cottage boasting an orchard of fruit trees, Canadian maple trees and an enchanting brick weave paving leading to the restful summer house overlooking the well-stocked carp fishing lake. The gardens at Scotgate Cottage are truly special and fully enclosed, perfect for the four-legged members of the family too!
Despite the peaceful countryside feel, this holiday cottage is the perfect entertainment place and there will undoubtedly be something that everyone will love! Take your pick from splashing in the pool, indulge in your own private spa experience with the sauna and hot tub, or stay active with outdoor the multi-sports court and table tennis in the courtyard. The fun doesn't stop there, the cottage offers a brilliant games room with its own pool table, darts board and bar (for the adults to enjoy a drink or two!). Scotgate cottage offers the best of both worlds, with three reception rooms there is plenty of living space to put your feet up and unwind too. Choose from retiring in the reading room, relish in tranquil garden room with the glorious sunshine, or fire up the logs in the cosy lounge and pick a movie from the vast selection of DVD's.

Kitchen/dining room: Stunning open plan kitchen with magnificent dining area, perfect for hosting celebration meals and elegant dining. Featuring breakfast bar island, Smeg electric induction oven, microwave, undercounter fridge, dishwasher, and Nespresso Vertuo coffee machine. Doors leading to the splendid patio courtyard with al fresco dining area, BBQ with pizza oven and unique tikki bar.
Utility: With American style full size Smeg fridge/freezer, additional dishwasher, washing machine and tumble dryer. Separate toilet with wash basin.

FIRST FLOOR

Bedroom 2 - Deluxe double bedroom, sleeps 2 guests. With a standard double bed and wardrobes.
Bedroom 3 - Family room which sleeps 4 guests. With a king-size bed, double sofa bed and en-suite bathroom with shower over bath, toilet and wash basin.
Bedroom 4 - Bunk bedroom which sleeps 5 guests (primarily for children). With two sets of bunk beds, one with double bunk on the bottom and single on top. The second bunk bed compromises of two single beds.
Bedroom 5 - Luxury double bedroom, sleeps 2 guests. With a king size bed, walk-in wardrobes and en-suite shower room with toilet and wash basin.
Bathroom: Family bathroom with shower over bath with toilet and wash basin.
Outside multi-sports court with tennis net, football goals and netball posts. Bespoke shed with sports equipment and outdoor activities provided for guests to enjoy use of.
SCOTGATE BARN ANNEX
Newly renovated and well-presented annex with two beautiful bedrooms, sleeping a total of 6 guests. With stunning views overlooking the tremendous garden, outdoor patio area with furniture provided which is the perfect space for al fresco dining.
Entry into open plan kitchen, dining area and living space.
Modern fitted kitchen with breakfast bar, microwave, Nespesso Vertuo Coffee machine, electric oven and undercounter fridge. Dining area with table and chairs.
Lounge area with smart TV and firestick, double sofa bed (sleeps 2 guests) and bi-folding doors leading to outdoor patio area.
Bedroom 1 - Deluxe double bedroom, sleeps 2 guests. With a standard double bed and storage space.
Bedroom 2 - Twin bedroom which sleeps 2 guests. With two single beds and storage
Family shower room with toilet and wash basin.
Additional Property Information:
• WiFi - Yes, unlimited WiFi available in the cottage and annex
• Parking - Large private driveway for guests to park, space for multiple cars (electric gates with secure code for access)
• Pets - Yes, well behaved pets allowed. Please note there is an additional fee (not included in the nightly rate)
• Essentials provided - Bed linen, bath towels and swimming pool towels included.
• Also provided - One travel cot, one highchair, hair dryer per bedroom, iron with ironing board and outdoor dog kennels (if required)
Important Booking Information:
• Check in from 5pm and check out before 10am. Please note early check in and late check out is not available due to cleaning schedule.
• No stag or hen parties are permitted. Restrictions will apply on bookings from all-male or all-female parties if not immediate family or couples, please contact us prior to booking.
• The lead guest who books needs to be the age of 21 years at the time of booking, there must be one person staying in the accommodation over the age of 21 years.
• Fishing lake - Children must be supervised at all times at the fishing lake and not to be left unattended under any circumstances.
• Please be advised there is external CCTV cameras overlooking the outside of the property only, which are active at all times.

Cancellation Policy
CANCELLATIONS
For bookings made directly with 2cHolidays, please notify 2cHolidays as soon as possible should the booking for any reason need to be cancelled.
For any cancellations where just the deposit was paid, the deposit will be forfeited and cannot be refunded.
For cancellations of bookings more than 6 weeks before the arrival date – any payments made can be transferred to an alternative booking within 12 months of the cancellation date, subject to availability. An admin charge of £20 will also be applicable.
For cancellations of bookings within 6 weeks of the arrival date – any payments made cannot be refunded.
For bookings made indirectly with a third party booking agent please contact the booking agent directly for their terms on cancellations.
Deposit Policy
DEPOSIT FOR BOOKINGS
A non-refundable deposit of £25 is payable immediately to confirm a booking and will be deducted from the total amount due.
BALANCES DUE
The balance of the booking will be due for payment not less than six weeks before the due arrival date. If by 6 weeks of the arrival date a balance is still outstanding, any remaining balance will be automatically taken from the payment card on file which was used for any previous payments. If the remaining balance cannot be cleared by 6 weeks before the due arrival date the agreement is in breach and the booking will be cancelled. Any payments in this case that has already been received on the booking will be retained by 2cHolidays.

What a rare find!
We were thrilled to find a beautiful and well-maintained holiday home that was dog-friendly. The whole cottage was incredibly clean, quiet, and beautifully located, making it an ideal retreat for both humans and their furry companions. The huge cottage itself was perfect for our needs spacious and well-appointed, with all the amenities we needed to feel at home and more. But what truly set this holiday home apart was the number of things to do for all of us to do. Games room, swimming pool, hot tub, suana, reading room. In the surrounding areas with a fishing lake and the acres of enclosed garden. Our dog was in heaven, and we were grateful to have found such a wonderful place to relax and rejuvenate together. The owners of the holiday home must be incredibly proud of the gorgeous property they've created. Every detail, from the decor to the furnishings, was carefully designed to ensure a luxurious and relaxing holiday experience.
A holiday home that was so dog friendly. The long walks and the warm little touches for our dog made it feel like home away from home. This holiday cottage brought us all closer together, thanks to this wonderful & dog-friendly home! Finally, we cannot stress enough how much we enjoyed the long summer nights by the countryside enjoying the pizza oven and table tennis. It was truly amazing break with grandchildren, aunts, uncles and our pets and we all feel rejuvenated and refreshed after our time away. All 20 of us we are so thankful for the memories that we created and will definitely be back again next year!

What an amazing place, it was an opportunity for me to get together with my family and this house was the perfect place. It was clean, tidy and well thought out. The pool was the main reason for booking as it was the first time my 1 year old granddaughter took to swimming. The pool was even better then the pictures showed. The grounds where well kept and made the whole stay special. The annexe was beautiful and the owners should be proud of what they have achieved. We went as a family of 23, from kiddos to pensioners and everyone had a blast! The games shed was well equipped as was the pool with inflatables, we had so much fun and it was lovely for us all to be able to do different things but be together. The house is gorgeous and very well kept, the grounds are also beautifully kept with plenty of space. Everybody slept well in nice fresh beds. Brilliant get away for us!

We had the best time at Scotgate. We booked the stay as a surprise staycation for my dads 60th and the cottage had everything we needed from the pool to the endless activities and sport equipment. The communication with the owners was also smooth and accommodating when we needed some guidance with heating. The property was well equipped and it shows that every small detail has been considered. Excellent venue. Lots of room. Great facilities from the kitchen, games room and of course the swimming pool.
The rooms were spacious and clean. The grounds were amazing and the kids loved it. Little things make a big difference such as plenty of crockery, cutlery, glasses etc.

We really enjoyed our stay, the house was amazing! Really beautifully clean, spacious but still lovely and cosy. The pool, sauna & hot tub were just the icing on the cake. They were well used and everybody said it made the weekend to have them to use.

Lovely property, absolutely spotlessly clean, well stocked kitchen, Had an early Christmas for the family, the house was decorated for Christmas which was a lovely touch. 14 of us stayed, plenty of room for everyone, swimming, sauna and hot tub were all well used. Will definitely return for another get together with the family.

A huge thank you to Alex at 2cholidays for all her hard work ensuring we had the best stay at Scotgate Cottage. All the prep was done over the phone so that when we arrived we knew exactly what to do and where to find everything.
Loads of parking space and the whole house was immaculate. (I’m very fussy when it comes to cleaning!)
Scotgate Cottage was the ideal place to help us prepare for our wedding with the whole family around us. The cottage itself is an amazing holiday home and suited all the different generations of my family from ages 4 up to 72. The beautiful acres of garden were gorgeous, the kids were totally worn out. The indoor pool and hot tub made our stay that extra special. The teenagers loved the games room and tennis courts and we were able to sit everyone at the dining table to enjoy meal times together. We even had a pizza oven and enough space and seating outside to enjoy each other’s company in the late summer sunshine.
There’s plenty of space in the house for teenagers to go and be away from the grown ups if they wanted to.
We tried to use all the games equipment left in the shed but we didn’t have enough time to get through it all. Netball and the laser guns were a big hit with my family.
All the bedrooms are beautifully decorated and felt very cosy. A great nights sleep had by all.
The separate annex was ideal for my sisters family and an extra place to sit out and enjoy the view of the gorgeous gardens and lake.
Plenty of fish for the men to sit and try to catch, we had two catches during our stay.
The kitchen has recently been renovated but still has the cottage feel with all the mod cons, 2 dishwashers, 2 fridges and washing machine came in very handy with such a big number to accommodate.

An absolutely stunning place to stay, everyone had a great weekend. The house was well equipped and there were some nice extra touches to the property that were appreciated such as fishing tackle being provided and a well stocked games store outside. We had a couple of minor issues that couldn't have been foreseen and the host was fast to respond, upbeat and helpful.

We stayed at Scotgate Cottage in Hockham. It was a fantastic weeks stay at an amazing property. The attention to detail was second to none right down to the welcome pack.
At the cottage you have everything you could possibly need from the indoor swimming pool, fishing lake, tennis court/ football pitch and table tennis table. The owners have definitely thought of everything and made it so that you don’t want to leave. It is truly beautiful and peaceful too. I can’t wait to book again, I’ll definitely be back!

Spending a week at this beautiful cottage was absolutely amazing, it ticks all the boxes and so much more. We arrived to a lovely welcome hamper, with a very useful information guide. Each room was immaculately clean and provided with all the necessities. The children were always entertained with the swimming pool, the games room, tennis court, all the gardens to explore, the lake was so peaceful to sit near by and listen to all the nature around, they were never bored and it made our family getaway very easy.
The hot tub and sauna were lovely and relaxing, the hot tub was refilled on arrival too. Sitting outside the annex was just beautiful the perfect place to get lost in your favourite book. The grounds felt very safe and secure we didn't worry about the children being aged 8 and 10 at all. The courtyard was just perfect for our early morning cups of tea/coffee and our evening family meals. The company were so friendly and helpful and if we needed to contact them for any reason they were always available and helpful. It truly was the perfect getaway and comes highly recommended by us.
